Renovation project consisting of re-siding an existing 3 family building, new roof, foundation repairs, and numerous improvements throughout the 3 apartments units, including new kitchen cabinets and appliances, updated plumbing, new dropped ceiling installation, some replacement windows and new carpeting and paint.
Complete renovation of an existing turn of the century colonial. Updates include new gas forced-air heating system with central AC, new kitchen cabinets and appliances, new energy efficient windows throughout, updated bathroom fixtures and finishes, skim coat and paint, re-finished hardwood floors throughout, new tile floors in bathroom and kitchen, and many other improvements. Outside, a 2 car driveway was added in an under-utilized side yard. The exterior was also professionally landscaped with new plantings and grading.
Historic Multi-Family Renovation, Worcester MA
Renovation of a Queen Ann style home, featured on the national register of historic places. This project required appearing before the local historic board to obtain approval for the renovation work at this 2 family home, which included re-painting and repairing the exterior details and installing new automatic doors on the garage and new landscaping along the front sidewalk. Inside, both units received brand new kitchen cabinets and appliances, 2 new gas forced-air heating systems, electrical updates on the third floor and in both kitchens, plumbing updates to the existing bathrooms, as well as the addition of a half bath on the first floor apartment. Both units were re-painted and floors re-finished.
Condominium Conversion, Boston MA
Conversion of an existing 3 family building in Boston's up and coming Jeffries Point neighborhood. Full construction documents for this project were produced in-house by Trivium for submission to the building department, as well as local neighborhood association. This project began with the demolition of the existing interior of the rental units. Updates included brand new state of the art kitchens, new bathrooms with walk-in tiled showers with rain heads, new pre-finished wood floors installed throughout, new light fixtures, new interior trim and fresh paint.

Multi-Family Development Construction Docs, Worcester MA
Interior renovation of a two family home in NH. This project required remediating extensive existing water damage caused by frozen pipes. Before the project could begin, the existing oil-fired boiler and accompany asbestos wrapped pipes were abated and removed by licensed professionals and disposed of appropriotely. Both existing oversized bathrooms were relocated, allowing for the addition of 2 bedrooms. All existing cast iron sewer lines were replaced with PVC. 2 new gas furnaces and new ductwork were installed in both units. New kitchens and appliances were installed in both units. All windows replaced with new vinyl units. The front hallway was re-configured with the construction of a 1hr fire rated wall to provide better separation between both units. Walls were painted and existing hardwood floor refinished throughout. On the exterior, a new wood-framed front staircase was constructed. For this project, the local building and fire departments had stringent requirements and required a full set of plans and specs, which were produced in house by Trivium.
